Site Description: The site is basically a vertical rectangle in shape, accessed by the unpaved Trucking Lane. The property was previously used as a sand mine which was predominately in the center of the site. There are a three water features on the property which resulted from the mining. There also is a roughed in road. Dated soils and wetlands reports are available. The East and South sides of the site are wetlands, with the amount to be determined by an in process report. We ESTIMATE that the wetlands total will exceed 40% of the site.
Area Description: This area of Brunswick County lies directly in the path of growth as Wilmington expands. In recent years the intersection of Highways 74/76 and 87 have seen increased commercial development. A relatively new gas station, Hardee's and Dollar General are located in the area. Additionally, the Roger Bacon Academy and Charter Day School is roughly 1/3 mile North of the property off Highway 87. This school is widely recognized as Brunswick County's most desirable elementary. Additionally, there are a variety of small businesses located near the intersection as a result of convenient access to Wilmington and I-140.
